At Chris Hedges Lettings we believe in finding the right tenant for your property and not just the first tenant that comes along. All potential tenants are carefully referenced to ensure that you, the Landlord, get the best possible tenants living in your property. We believe in being thorough at this early stage so that we protect you and your investment from any potential problems further down the line. We will not let a property until we have carried out credit checks along with an employer's reference to check firstly that the tenant can afford the property. We also require a landlords reference if the prospective tenant has been renting another property.
All of our credit checks and referencing is carried out by Homelet. We will carry out a detailed inventory of the property prior to check in and use this to check for defects at the end of the tenancy. All properties are inspected quarterly and we report back to you with any potential problems for your observation and comments. We have a dedicated team of tradesmen on hand to look after your maintenance needs and we will liaise directly with them to ensure that all work is conducted quickly, effectively and at the best possible price.
Landlords wishing to rent through Chris Hedges Lettings will be charged 10% +VAT for the fully managed service. Tenant find service only will be 50% of the first months rent +VAT. New tenant check in fee £102 inclusive of VAT. A tenancy set up fee of £72 inclusive of VAT. Renewal fee of £72 inclusive of VAT. Check out fee of £72 inclusive of VAT. An inventory charge is approximately £78 inclusive of VAT depending on the size of property. An EPC must be provided, the current charge is approximately £78 inclusive of VAT. A gas safety certificate must be provided, the current charge is approximately £72 inclusive of VAT.
